Round Rock Real Estate Market

Round Rock is located about 18 miles north of Austin, a commute of less than 30 minutes on I-35. Other major roadways include US Highway 79 and State Highways 45 and 130. The city, home to more than 120,000 residents, is in Williamson County. In recent years, Round Rock has been recognized as one of the fastest-growing cities in the country, and Money magazine listed the city as one of the top 10 small cities in the nation. Round Rock uses six zip codes, including 78664 and 78680.

The median asking price of homes currently on the market in Round Rock is about $300,000, an increase of 7.5 percent in the last year. Real estate analysts expect home prices to rise by three to four percent over the next year. About 60 percent of residents own rather than rent, and the average rent cost is about $1,000 per month.

Contemporary homes in planned communities and residential developments are plentiful. Two- and three-bedroom homes starting in the high 100s are available in neighborhoods like Teravista, Paloma Lakes and Vista Oaks. Larger homes are located in Arbor Place, Mira Vista, and Oak Bluff. New construction and custom homes can be had in developments under construction, including Forest Grove, Vizcaya, and Concord at Brushy Creek. Condos and townhome communities include Forest Creek, Turtle Creek Village, and on Town Centre Drive.

There are a handful of historic homes on the market, including some dating to the late 19th century. Golf course homes are located in Forest Creek. Luxury real estate is available in Behrens Ranch and Westview Acres. There are several senior living communities in Round Rock, including Parkwood Meadows and Bluffs Landing.

Round Rock Community Amenities

Round Rock has a strong economy, particularly in the tech sector. Its largest employer is Dell, headquartered in Round Rock and employing more than 16,000. Other significant industries include manufacturing, medical, and clean energy. Among the city’s largest employers are a Sears call center, Emerson Process Management, Round Rock Premium Outlets, and Scott & White Healthcare. The median household income for Round Rock is about $70,000, considerably higher than the national figure of $53,000.

A large retail development opened on University Boulevard in 2006, anchored by an IKEA and Round Rock Premium Outlets. The outlets feature more than 100 shops and restaurants in an open-air layout. La Frontera is a large, mixed-use development with housing, office, and more than a million square feet of retail space. Downtown Round Rock has a significant shopping district featuring boutiques, small businesses, and local restaurants. The city is home to two breweries, Flix Brewhouse and Bluebonnet Beer Company.

Students in Round Rock attend schools in the Round Rock Independent School District, which has received recognition for academic excellence. The average SAT score was 1628 as of 2013, compared with the national average of 1509. Twelve of its schools receive a perfect 10 out of 10 rating from the school ranking website GreatSchools.org, and more than a dozen others receive excellent scores of eight or nine.

Higher education opportunities abound in Round Rock. Texas State University Round Rock Campus, Texas A&M Health Science Center, and a campus of Austin Community College are located within the Avery Farms development. In nearby Austin, colleges include University of Texas at Austin, St. Edward’s University, and Huston-Tillotson, as well as several smaller and specialized institutions.

Round Rock Parks & Recreation

The Texas Hill Country is known for its golf courses, and Round Rock is no exception. Courses include Teravista, Forest Creek, and the Leadbetter Golf Center and Academy. Nearby are the Golf Club at Star Ranch, Blackhawk, and Avery Ranch. For more outdoor recreation, the city boasts more than 30 public parks, the largest of which is the 645-acre Old Settlers Park. There’s also a dog park, a skate park, and an all-abilities park, as well as 15 miles of hiking and biking trails. Nearby, Balcones Canyonlands National Wildlife Refuge offers a wealth of opportunities for birdwatching, wildlife viewing trails, and seasonal hunting.

Round Rock has a rich history dating back to the Ice Age and is the site of several important archaeological finds. In more recent history, it was the location of the famous Chisholm Trail Crossing, and a park of the same name celebrates its heritage. The Palm House Museum, the Williamson Museum, and the Texas Museum of Science and Technology provide even more learning opportunities.
