Pflugerville Real Estate Market

Pflugerville is a small city located about 17 miles north of Austin, Texas and seven miles outside of Round Rock. It’s primarily in Travis County, though a small northern portion is in Williamson County. Pflugerville is about a 25-minute drive from the Austin-Bergstrom International Airport. State Highway 130 runs through north Pflugerville and provides easy access to I-35. There are about a dozen individual neighborhoods, developments, and subdivisions in Pflugerville. The most common architectural styles are ranch and contemporary. Homes starting in the mid-100s can be found in Heatherwilde, Blackhawk, Gaston Sheldon, Highland Park, Gatlinburg, and Villages of Hidden Lake. Heatherwilde is also one of the few communities currently offering condos and townhomes. Properties in the 400s and 500s are available in Sorento and Commons at Rowe Lane, while most of the highest-priced housing is in Rostrata, a custom building community. Rostrata’s high-end offerings are primarily Spanish Colonial-style floor plans ranging from 4,000 to 6,500 square feet. Golf course properties are available in Fairways of Blackhawk starting in the upper 200s.

New construction is becoming more common as Pflugerville grows, and most homes in the city are less than 20 years old. The newest planned communities include Falcon Pointe, which features 11 miles of hiking trails; Verona, which boasts some of the area’s most energy-efficient designs; and Sorento, located within walking distance of the lake.

Pflugerville’s economy has been on the rise since 2009 due in part to the Pflugerville Community Development Corporation, which has headed several major industrial, retail, and office space projects. One such development, the 130 Commerce Center, is a mixed-use park that, when complete, will house a civic center, two hotels, and numerous offices and facilities. Current tenants include Cortec Precision Metal, El Lago, BullTiger, Tracking Point, and a FedEx distribution center. Manufacturing and technology companies rank among Pflugerville’s largest employers, including Avant Technology, EVS Metal, Progressive Manufacturing, and Mitas Electronic. The median household income for Pflugerville is $75,000, considerably higher than the national figure of $53,000.

There are two large shopping centers in Pflugerville. Stone Hill Center contains a variety of retail chains like Home Depot, PETCO, and SuperTarget, as well as a movie theater and an emergency medical facility. Pfluger Crossing is anchored by a Wal-Mart. Hawaiian Falls is one of Pflugerville’s biggest attractions. It consists of a water park and Adventure Park, with a lazy river, numerous water features, zip lining, and a ropes course. Private and parochial schools in and near Pflugerville include Concordia High School, Immanuel Lutheran Day School, and Montessori schools.
