Georgetown Real Estate Market

Located 30 miles outside of Austin, Georgetown is a sizeable city of about 25 square miles in Williamson County, Texas. Steeped in history, it’s home to about 63,000 residents, a number that has expanded considerably over the last two decades. CNN Money ranked the city at number two on its list of “100 Best Places to Live and Launch,” due in part to its business-friendly tax plan and its entrepreneurial spirit. The city is bisected by I-35, providing easy access to both Dallas and San Antonio. Georgetown uses zip codes 78626, 78627, 78628, and 78633.

The median home price in Georgetown is in the low 200s, and the average home size is around 2,600 square feet. Approximately 72 percent of residents rent rather than own. Median rent is just under $1,000 per month.

Georgetown recently became the nation’s second fastest-growing city with a population of 50,000 or more, and this growth has heated up the housing market. Median list prices have increased by about 10 percent over the last year, and single family homes are spending an average of less than two months on the market, with those in popular neighborhoods being snatched up within days. Developers are building new neighborhoods and expanding existing ones to keep up with demand, but inventory remains on the low side, so prospective buyers need to act quickly. Several developments under construction include Cimarron Hills, Georgetown Village, and Highcrest Meadow.

Georgetown distinguishes itself from many of the newer Austin suburbs and exurbs with its rich history. In addition to contemporary developments, it has three historic districts, and there are quite a few historic homes on the market in Victorian, cottage, ranch, and farmhouse styles. In addition, there are sizeable lots of an acre or more available in many parts of the city, including Westlake, North Lake, and Woodland Park. Homes for sale in Sun City are located in an age-restricted community for those ages 55-plus, and it offers a wide variety of real estate options, ranging from two-bedroom homes in the upper 100s to three-bedroom spaces in the upper 500s. Luxury real estate is available in Cimarron Hills, Falls of San Gabriel, and River Chase, and there are large tracts of ranch and farm land for sale just outside city limits.

Georgetown Community Amenities

Georgetown has gained a reputation as a business-friendly city, ideal for entrepreneurs and small business owners. Georgetown’s largest employers are local government, with Williamson County and the Georgetown Independent School District each providing more than 1,000 jobs. Other notable employers include Southwestern University; AirBorn, Inc.; and St. David’s Georgetown Hospital.

Georgetown has a fast-growing arts and culture scene. The Georgetown Art Center displays and sells work by local artists and offers classes and workshops. The Palace Theatre serves as a performing arts center with a year-round schedule of plays and performances. The city also hosts an annual Festival of the Arts and the Red Poppy Festival.

There’s no shortage of shopping and dining locales in the Georgetown area. The Historic Downtown district offers small shops featuring antiques, jewelry, and fine arts, as well as dozens of eclectic restaurants, bakeries, and bars. Wolf Ranch Town Center is a shopping center with more than 70 stores, restaurants and service locations.

Georgetown Schools

Georgetown students attend the Georgetown Independent School District. Jo Ann Ford and Village Elementary Schools both receive high scores of nine out of 10 from the school ranking site GreatSchools.org. Georgetown High School was honored as a National Blue Ribbon School. Private schools nearby include Grace Academy, St. Helen Catholic School, and Community Montessori.

Austin Community College’s Round Rock campus is just a 10-minute drive from Georgetown. The city is also home to Southwestern University. Other Austin-area colleges include University of Texas at Austin and St. Edward’s University.

Georgetown Parks & Recreation

There are several golf clubs in and around Georgetown, including three courses open to the public and located in the Sun City district: Cowan Creek, Legacy Hills, and White Wing. Cimarron Hills, a country club community, boasts a Jack Nicklaus Signature golf course. The city provides several indoor and outdoor pools, two splash pads, and numerous parks, trails, and gardens. There’s also a skate park, dog park, and disc golf course. Lake Georgetown and the San Gabriel River offer a wide variety of outdoor recreation, including bass fishing, boating, and splashing in Blue Hole lagoon.
