The average listing price for single-family homes in Cedar Park is in the low 300s, while condos and townhomes average in the mid 200s. The median single-family home size is about 2,800 square feet. Homes for sale typically spend less than two months on the market, and inventory is down nearly 20 percent compared to 2015 figures, while demand continues to rise, making it primarily a seller’s market. Home resale values and prospects are excellent. About 75 percent of Cedar Park residents own their homes.

Plenty of new construction is available in residential communities including Forest Oaks, Twin Creeks Country Club, and Cypress Mill. Single-family homes in these neighborhoods typically start in the upper 200s. A handful of new construction condos are available in Silver Oak and the Reserve at Twin Creeks. Homes with swimming pools are not uncommon, offering respite from the Texas heat. Ranchers and contemporary homes are among the most common house types, but numerous other architectural styles are represented in Cedar Creek.

Waterfront property on Lake Travis is available as well. Luxury properties starting at or near the million-dollar mark exist throughout the city, particularly in Breakaway Park and the Reserve at Twin Creeks. Expect high-end amenities with these homes, including gourmet kitchens, spa-style master baths, massive closets, and outdoor living space.

Cedar Park Community Amenities

Cedar Park has something for every type of adventurer. Water recreation abounds on Lake Travis, where visitors can fish, rent boats, splash at the Volente Beach Waterpark, or even zip line 2,000 feet across the lake at Zip Line Adventure. The Austin Steam Train offers railroad tours of Texas Hill Country. Wine aficionados can take on the Thirsty Oaks Wine Trail, a tour of four local vineyards and wineries. The H-E-B Center is a massive indoor sports arena, home to the Texas Stars hockey team and the Austin Spurs basketball team, also hosts concerts and other events year-round. In Balcones Canyonlands National Wildlife Refuge, just a 20-minute drive west of Cedar Park, outdoor enthusiasts will find hiking, wildlife viewing, and seasonal hunting.

For the shoppers, 1800 Ranch and the Lakeline Mall are both large shopping centers with numerous shops, restaurants, and service locations. Another major retail center, the Parke, is slated to open in the near future.

The city’s human history officially dates back to the Neolithic period, thanks to the 1983 discovery of a skeleton dubbed the “Leanderthal Lady.” Carbon dating and other age estimate procedures lead researchers to believe that she roamed central Texas around 8,000 BCE. The Wilson-Leonard Brushy Creek Site where she was found now bears a historical marker. Other historic sites in Cedar Park commemorate the achievements of pioneers and 19th century settlers.

Cedar Park Schools

Most Cedar Park students attend the excellent Leander Independent School District, including Cedar Park and Vista Ridge high schools. Cedar Park High receives a stellar nine out of 10 rating by the school ranking website Great Schools, and their marching band and football team have won state titles. A small area of the city is served by the Round Rock Independent School District. The city has a 93 percent high school graduation rate.

The Cypress Creek campus of the Austin Community College is located in Cedar Park. Other nearby colleges include Virginia College in Austin and Concordia University Texas.

Cedar Park Parks & Recreation

Golfers will find no shortage of courses in and around Cedar Park. Other nearby courses include Terra Vista, Avery Ranch, and Balcones Country Club.

Relocating to Cedar Park

Cedar Park is one of Austin’s most desirable suburbs for good reason. It offers affordable living with lots of urban amenities, all within easy commuting distance of Austin. Though home prices are on the rise, they are still quite reasonable for a major metropolitan area. However, reduced inventory means houses are being snapped up quickly, especially in choice neighborhoods. Now is an excellent time to buy a home in Cedar Park, but prospective buyers will need to move fast.
